SINGAPORE, December 23 – The Executive Centre (TEC), a premier flexible workspace provider, has experienced significant growth in Southeast Asia in 2023, with expansion plans set to extend into 2024. Fueled by strong client demand, TEC has added four new centers in Singapore, Jakarta, Ho Chi Minh City, and Manila this year. The latest addition in Manila, situated on the 8th floor of Ayala Triangle Gardens Tower 2, opened last month. These expansions align with consistently high demand and occupancy rates exceeding 90% across multiple markets in the region, with TEC’s centers in Singapore and Manila leading the portfolio at 95% and 98% occupancy rates, respectively.

In Singapore, TEC has observed a surge in demand for office spaces, primarily from multinational companies relocating to the city-state. Financial firms, including asset managers, private wealth managers, private equity firms, and family offices, are among those seeking flexible workspaces to capitalize on Singapore’s status as a gateway city and business hub. Technology startups from the region are also contributing to the demand, emphasizing the need for adaptable workspaces that facilitate agile scaling. Despite the trend toward returning to offices, tenants’ usage patterns have evolved, emphasizing the importance of a mix of purpose-built spaces, such as private offices, flexible seating, collaborative meeting rooms, and event spaces.

Responding to the increased demand for flexible seating, meeting, and event spaces, TEC is set to open a new center on the 45th to 47th floors at Singapore Land Tower in January 2024. Yvonne Lim, Managing Director of Southeast Asia at The Executive Centre, emphasized the exceptional performance in Singapore in 2023, with an average city occupancy rate of 95%. Lim highlighted the robust demand for the upcoming Singapore Land Tower center, attributing TEC’s expansions to client requirements and the strong inter-city network within Southeast Asia, where clients maintain a significant presence across TEC’s SEA network. The company’s expansion and high occupancy rates underscore its strategic positioning and responsiveness to evolving trends in the flexible office market.
