GEORGE TOWN, July 30 — The Penang Government today unveiled the Draft Transit-Oriented Development (TOD) Master Plan for Sungai Nibong (Tapak Pesta).
Outlining its vision to transform the area into Penang’s first Inclusive Transit-Oriented Development (iTOD) centred around the future Mutiara LRT Line.
Chief Minister Chow Kon Yeow said the state aims to finalise the master plan by October following stakeholder engagement sessions involving government agencies, industry players, professional bodies and the community.
Chow said the implementation phase is expected to take between 10 and 15 years, focusing on project governance, financing and public-private partnerships.
Covering 23.47 hectares, the development will integrate the future LRT station, bus terminal, housing, commercial areas and public spaces.
While preserving the identity of the historic Penang Pestathrough new cultural, entertainment and commercial attractions.
State Infrastructure, Transport and Digital Committee Chairman Zairil Khir Johari said the master plan is designed to create a people-centred, pedestrian-friendly and sustainable community.
Where housing, businesses, public facilities and transport are seamlessly connected. He added that the iTOD concept also prioritises accessibility, environmental sustainability and improved quality of life.
While reducing dependence on private vehicles. The draft master plan was prepared through a collaboration between the Penang State Government, the Asian Development Bank (ADB),
MRT Corporation, consultants and various federal and state agencies. Once completed, it is expected to serve as a model for future transit-oriented developments across Penang.
