MACHANG, March 22 – YB Tuan Nga Kor Ming (YB KM), the Minister of Local Government Development has handed over offer letters and house keys to 161 successful applicants for the Machang People’s Housing Program (PPR) and Batang Merbau PPR. This initiative is one of the Federal Government’s efforts to help the population, especially the households with the lowest 40 percent income or B40 to own their own home. The Machang PPR project involves the construction of 418 house units with a total value of RM75 million while the Batang Merbau PPR involves the construction of 150 house units worth RM22.1 million.
Spanning 700 square feet with 3 bedrooms, a living room and matching kitchen and utility room, this home is on par with other affordable homes. This PPR project is also equipped with a home unit for the Disabled (OKU), surau, community hall, grocery store, food stall and kindergarten. This is one of the six (6) PPR projects that have been developed by the Federal Government through the Ministry of Local Government Development (KPKT) in the State of Kelantan.
A total of 140 applicants were offered to live in the Machang PPR and 21 applicants for the Batang Merbau PPR. All successful applicants were offered home ownership under the Rent-to-Own or Rent-to-Own (RTO) Scheme. The remaining 428 units will be filled in stages in the near future. The RTO PPR scheme offers PPR rental for a period of 5 years up to 20 years. The offer to own will be given every 5 years by making the full balance payment on the condition that the tenant is consistent in making rental payments and maintenance fees.
The rental payment rate is as much as RM225 per month and an additional RM140 for the maintenance fee. The total payment is as much as RM365 1/2 a month. The government has agreed to put the management of this PPR under the responsibility of PR1MA Facilities Management Sdn. Bhd. (PFMSB) which is a subsidiary of Perbadanan PR1MA Malaysia (PR1MA), one of the housing agencies under KPKT. The rental payment is RM225 per month for a period of 20 years (maximum) and this makes the house price paid by each owner only as much as RM54,000 compared to the cost of building this house which is estimated to be worth RM147,000 to RM179,000 per unit.
According to YB KM, “KPKT is always committed to ensuring that the people are provided with adequate, comfortable, quality and most importantly affordable housing. A total of RM367 million has been approved for the construction of new PPR across the country through the recent presentation of the 2023 Budget. This provision will benefit a total of 12,400 new residents, especially the B40 group which is always the government’s focus.” He added, “People should feel lucky and grateful because the Government has given almost 65% subsidy for a comfortable, safe and livable house.
This shows the government’s seriousness in helping the B40 group to own a house by offering each house unit at a very low rental rate.” The ceremony was also attended by YB Tuan Hilmi bin Abdullah, Deputy Chairman of the Kelantan State Local Government, Housing and Health Committee; YBhg. Datuk M Noor Azman bin Taib, KPKT Secretary General; YBhg. Datuk Saidatu Akhma binti Hassan, Deputy Secretary General (Planning and Sustainable Environment);
